Mumbai stamp duty has two parts: a 5% base stamp duty plus a 1% metro cess levied to fund the metro rail network. Male buyers therefore pay 6% (5% + 1% cess) and female buyers pay 5% (4% concessional base + 1% cess). Registration is 1% of the higher of agreement value or ready reckoner rate, but it is capped at ₹30,000 for any property valued above ₹30 lakh, so on a ₹2 crore flat you still pay only ₹30,000 registration. On a ₹1 crore home a male buyer pays ₹6,00,000 stamp duty + ₹30,000 registration = ₹6,30,000; a female buyer pays ₹5,00,000 + ₹30,000 = ₹5,30,000.

Women buyers in Mumbai pay 5% versus 6% for men: a clean 1% saving worth ₹1,00,000 on a ₹1 crore property. The concession applies when the property is registered solely in a woman's name; for joint male+female ownership the 6% male rate applies.
